Coomera Connector Set to Drive House Prices for First Home Buyers

The Coomera and Hope Island suburbs are seeing an increase of first home buyers, following plans for an upgrade to infrastructure to reduce peak hour traffic in the Gold Coast’s North Shore.

The Coomera Connector accommodates for individuals travelling to and from Brisbane but facilitates an easier commute for Gold Coast residents.

The Connector is set to assist additional traffic to the area, benefiting local residents with increased roads to connect suburbs easing the travel time to see friends.

The upgrades for the infrastructure have seen an increase in first home buyers in the region, as the increased connectivity drives property prices.

Nearby, the $650 million Serenity 4212 project in Helensvale has witnessed a surge of growing demand for affordable but luxury living in an idyllic location.

Of the sales achieved to date at Serenity 4212, four first home buyers have taken advantage of $40,000 of government incentives – the $15,000 First Home Owners Grant and the $25,000 HomeBuilder scheme which ends this month.

The Serenity 4212 community is situated near the Helensvale – Hope Island border, offering a style of living that is convenient and well-connected with a range of hospitality, retail and transport facilities within easy reach.

The project is located just five minutes from the Hope Island Market Place and 10 minutes from Westfield Helensvale and the Harbour Town Premium Outlets.

The buyer’s market has boomed in the last few years seeing more individuals invest in Gold Coast hotspots including Coomera, Helensvale and Hope Island.

Before these grates, the Hope Island dream was distant for many first home buyers, yet it is now becoming a reality at Serenity 4212.

Serenity 4212 has become a staple in the buyer’s market as the location offers convenience and lifestyle, with the Coomera Connector set to cut traffic congestion in half adding a level of connectivity the region is welcoming.

Construction on the multi-million Coomera Connector is set to commence on Stage 1 North later this year as the Gold Coast witnesses a surge in growth and house supplies drop to critical lows.

The Coomera Connector is referred to as the second M1, spanning across the north-south corridor between Loganholme and Nerang on the east side.

The connector is set to hold up to 6 traffic lanes together with a provision for public transport in a bid to ease peak hour traffic as the Gold Coast booms amid lockdowns influencing a surge of interstate migration.

Developers behind $650 million Serenity 4212 acquire Coomera Town Centre Site

Brisbane-based developers Keylin and Kinstone have acquired a major greenfield development site in Coomera’s emerging town centre precinct as the joint venture makes further significant investment into the Gold Coast.

The purchase of the 47.7ha site, known as Coomera Town Centre South, is the second major transaction undertaken by Keylin and Kinstone in the last 12 months, following the $50 million joint venture purchase of the Serenity 4212 estate at Helensvale which has emerged as one of the city’s most successful waterfront land estates.

The latest purchase, located at 64 Foxwell Road between Dreamworld and the Westfield Coomera shopping centre, will strategically position Keylin and Kinstone to play a major role in shaping one of Australia’s most active growth corridors.

In announcing the acquisition, Keylin managing director Louis Cheung said the purchase was part of the company’s ongoing investment into the northern Gold Coast.

“We are delighted to have successfully secured what we believe is one of the key sites on the northern Gold Coast which will allow us to play a significant role in the creation of the next stage of the Coomera Town Centre precinct,” said Mr Cheung.

“This is one of the area’s most strategically important sites that will shape the future of the urban heart of Coomera.”

Plans are currently underway for the Coomera site, which has been earmarked for decades as an integral component of a vibrant Coomera Town Centre.

Large areas of the site are provisioned for green space. A preliminary master plan comprises a combination of residential and commercial precincts, set to benefit residents in the nearby booming suburbs.

Keylin and Kinstone are award winning Brisbane-based companies with active projects throughout Southeast Queensland.

The acquisition marks a significant expansion of their property interests on the Gold Coast, where they are developing the $650 million Serenity 4212 luxury waterfront project at Helensvale.

Keylin has been a major player in the transformation of Hope Island over the last five years, with the emergence of new communities via its Palladium townhomes estate and Park Cove villas.

Railway Upgrades Supports Connectivity to Surrounding Communities

The Gold Coast is witnessing an infrastructure boom and population increases with interstate migration as Queensland becomes one of the most highly sought-after locations to live.

The Queensland Government has invested $120 million to railway upgrades on the Gold Coast, impacting the surrounding communities including high density areas.

The three new stations will be positioned in Pimpama, Helensvale North and Worongary/ Merrimac in a bid to support growing populations in the Gold Coast’s most booming areas.

The connectivity to the surrounding communities with the three new stations will enable Brisbane trains the capacity to leave as regularly as every five minutes along the Gold Coast-line, as upgrades provide an additional 3150 seats for commuters.

The railway upgrade is also set to connect commuters to the Gold Coast Light Rail, dropping everyday congestion on main roads including the M1.

Creating more connectivity between the surrounding communities between the northern and southern bookends of the Gold Coast is set to benefit Brisbane-based developer Keylin’s $650 million Serenity 4212 project located in Helensvale, impacting nearby congestion levels and providing added connectivity to Brisbane.

Residents of Serenity 4212, nestled in a private and idyllic enclave in the booming Gold Coast North Shore, can enjoy more connectivity options, decreasing queuing and congestion, by offering alternate routes for local traffic.

The locations of the new rail station sites will be announced at a later date together with the public having the opportunity to give feedback on the proposed outline, plans and new rail locations and designs.

Helensvale is the only suburb on the Gold Coast with both light and heavy rail options. The planned stage 4 expansion of the Gold Coast light rail will offer residents of Serenity 4212 easier access to the southern Gold Coast, and the Gold Coast domestic and international airport.

Located at 480 Helensvale Road, Helensvale Serenity 4212 is less than 15 minutes from the Helensvale train station and is within easy access to a range of shopping centres including Westfield Helensvale and Coomera and the Harbour Town Premium Outlets.
